ASR Vastgoed Ontwikkeling and Cofely to provide 30 years of sustainable energy on IJDock
ASR Vastgoed Ontwikkeling and Cofely Energy Solutions (CES) concluded an agreement today where Cofely will be responsible for the provision of sustainable energy on the IJDock for the next 30 years. In this new urban area – located on the IJ at Westerdokseiland in Amsterdam – various functions, such as the Palace of Justice, the KLPD (National Police Services Agency), offices, cafés and restaurants, 56 apartments and a hotel, will be established in five buildings. The total area has a gross floor space of 89,000 m², including a public multi-store car park. Cofely is responsible for the supply of heat and cold to private and commercial clients. This reduces fossil energy use and CO2 emissions by 84 percent, which corresponds to 663 tonnes of CO2 per year. The agreement is worth 22 million euros.
As a result of this agreement, Cofely Energy Solutions is responsible for the design, financing, realisation and operation of the heat and cold generation installation, including the distribution network and delivery stations. The operating period for the delivery of heat and cold is 30 years. IJDock is a special construction project that is being realised by ASR Vastgoed Ontwikkeling, in close collaboration with the city of Amsterdam and the Dutch Government Buildings Agency, on the IJ near the Central Station in Amsterdam. Amongst the five buildings, a two-store car park with 500 parking spaces is also being realised. All buildings and homes on IJDock will be provided with heat and cold by Cofely by means of a heat and cold generation installation based on Aquifer Thermal Energy Storage. This means that all connected buildings will be supplied with energy in a sustainable manner. In addition to the groundwater sources, the full heat and cold generation installation consists of heat pumps, delivery stations, water pumps, heating boilers, dry coolers and a distribution network. The electrically driven heat pumps that are used here are provided with green energy by Electrabel, which, like Cofely, is part of GDF Suez. The handover of the construction is scheduled for next year. In August 2012, delivery of heat and cold will begin.
Market leader in the provision of sustainable energy
“Cofely Energy Solutions is the market leader in the field of large-scale sustainable energy provision and is involved in various important projects in the field of sustainable area development in Amsterdam. For example, we are building a new part of Amsterdam in Overhoeks and on Oosterdokseiland. Due to the strategic position of IJDock and these areas in North Holland, this new agreement means a strengthening of our market position in the region", explains Bas Ambachtsheer, General Director of Cofely Energy Solutions. In addition to the developments around the IJ, CES is, amongst other major projects also responsible for the delivery of heat and cold to the Mahler4 complex.
"The contract that was concluded with Cofely confirms the ambition of ASR Vastgoed Ontwikkeling to devote itself to sustainability. The design for the Palace of Justice on IJDock has already been awarded a BREEAM-NL New Construction certification with a rating of 2 stars", says Charles Scholten, director of ASR Vastgoed Ontwikkeling. "Cofely leads the way with integrated complete solutions in the field of sustainability and energy efficiency. The main thing is that Cofely is not only responsible for sustainable energy provision, but also takes care of maintenance, management and operation", continues Scholten. "Cofely's strength is that it is capable of supporting complex construction projects and takes care of the management of large-scale heat and cold generation systems. Furthermore, it offers guarantees in the field of energy saving that do not require us to make any extra investment. For example, Cofely takes the investment in the heat and cold generation installation entirely on its own account. As a result we can truly realise our promise to supply sustainable and affordable energy.
