Lely Industries – part of the Lely Group, a worldwide operator in the international agro-technology market – has given the go-ahead for the construction of its innovation and implementation complex in Maassluis. Cofely has been commissioned by Dura Vermeer Bouw Rotterdam, the real-estate developer in charge of the construction of the complex, to manage the building-related installations. Cofely is also supporting the ambition of the Lely Group to obtain certification for what is to be the most sustainable building in Europe. For Cofely, the agreement represents a value of around 11 million euros.

The Lely Industries complex will consist of a production hall with a gross floor area of more than 23,000 m² for the assembly of automatic milking systems for dairies, and of adjoining offices, the gross floor area of which will be 10,300 m². Parking spaces will be created on the roof of the production hall, offering room for more than 500 cars. The new premises are expected to be ready in June 2013.

Cofely is responsible for the construction, maintenance and management of the building-related installations in the production hall and office spaces. Closely involved as a co-maker from the very start of the project, Cofely provides systems for heating and air treatment, as well as electrical installations, sprinkler systems, and a bio-oil powered cogeneration installation. In addition to the availability of the technical installations, cost control and energy efficiency are important aspects of the agreement. The Cofely heat and cold storage skid for generating heating and cooling for the building, including part of the roof car park, and the related installation for Long Term Energy Storage in the ground should result in substantial energy savings. Cofely is also responsible for putting in place 22 recharging points for electric vehicl

Strictest sustainability labels

“The Lely Group has set the bar of sustainability very high, and it intends to meet the strictest possible BREEAM* criteria, with the aim of securing an ‘outstanding’ designation for the production hall, and ‘excellent’ for the offices,” explains Ferdi Buijsrogge, the General Manager of Lely Vastgoed BV. “With a state-of-the-art design for its new building and the two BREEAM sustainability labels, the Lely Group is seeking to strengthen the advanced position of its organisation. Cofely has its own BREEAM experts – with regard to new buildings, existing buildings and usage – who will be assisting with this project.”

“This agreement will enable Cofely to reinforce its position as the leader in sustainable technology in the industrial sector. Sustainable business operations are an important part of the strategy of the Lely Group. Cofely has both the experience and the expertise in house that can help support the Group in achieving its sustainable ambitions,” says Hans van Happen, member of the Cofely Executive Team. “Moreover, we can provide excellent services when it comes to the strategic maintenance of technical installations. This allows Lely to concentrate on its own core activities.”

*BREEAM stands for ‘British Research Establishment Environmental Assessment Method’, and it serves as a means of providing an independent assessment of the sustainable nature of buildings and areas. The method is applied worldwide for assessing buildings in terms of criteria management, health, energy, transport, water, materials, waste, land-use and ecology, and pollution. The BREEAM-NL certification for new buildings has been in force since 2009.
